Planned Maintenance Program

A business that runs its overhead doors every working day puts them through cycle counts a household never approaches. The planned maintenance programme is a standing schedule built for that: recurring visits arranged in advance across the year, rather than the single visit covered by a garage door tune-up.

The point of putting doors on a schedule is to take the disruption out of maintaining them. Regular attention reduces the logistics problems, emergency repair costs, receiving and shipping delays, and workflow interruptions that a door failing without warning creates.

What separates a programme from a one-off visit is the interval and the record. Visit frequency is matched to how hard each opening actually works — cycle count and duty rating, not the calendar alone — and wear is tracked between visits, so a part that is going to fail gets changed during a planned stop instead of during production.

Each visit covers the same mechanical ground as a residential inspection, applied to commercial hardware: springs, cables, rollers, hinges, tracks, seals, and the operator. Balance and safety reversal are verified on every door, and commercial operators on high-cycle openings are checked against the duty rating they were specified for.

The difference the schedule makes is when a fault is found. Picked up on a planned visit it is a booked repair on a quiet shift. Found in production it is downtime, and it takes the opening out of service at the least convenient moment.
